Someone on your side,
from first call to final deed.
Independent buyer representation is the only structurally honest way to buy property in Portugal. Here is what that actually looks like.
From the first call to the keys in your hand
The process below is what every client experiences. Some steps move faster, some slower — but the framework is consistent.
- 01
Discovery & strategy
We begin with a complimentary 30-minute call to understand your goals, lifestyle, timeline, and budget. You leave with clarity on the market, the constraints, and a realistic path forward.
- 02
Engagement
If we are the right fit, you formally engage us with a service agreement and one-time retainer. This unlocks our full support and confirms we represent you exclusively for the duration of your search.
- 03
Brief & market mapping
We define the brief together — geographies, property types, price brackets, must-haves and dealbreakers. We then map the market across agencies, private sellers, and off-market sources.
- 04
Search & viewings
We pre-screen properties, conduct early due diligence, and accompany you to viewings. You see only what is worth seeing — and you see it with someone whose job is to flag what the listing did not say.
- 05
Offer & negotiation
When the right property appears, we structure the offer, negotiate terms, and coordinate with the legal team to prepare the promissory contract (CPCV).
- 06
Due diligence & CPCV
We coordinate the legal, structural, and tax checks. We translate the implications into plain language. The promissory contract is signed only when every material risk has been understood.
- 07
Completion & beyond
We remain your point of contact through the escritura at the notary — and afterwards, for the inevitable post-purchase questions (utilities, insurance, tax registration, property management).
With independent representation vs. without
| Traditional agents | The Buyer's Agent Portugal | |
|---|---|---|
| Whose interests | The agent's loyalty runs to the seller who hired them. | Our loyalty runs to the buyer who hired us. |
| Market access | Limited to listings in the agency portfolio. | Full market: agencies, private sellers, off-market opportunities. |
| Information shared | What helps close the sale. | Everything you need to make an informed decision. |
| Negotiation posture | Encouraging you to bid up to protect the deal. | Negotiating against the asking price on your behalf. |
| Walk-away advice | Rare — closing a deal is how the agent gets paid. | Regular — protecting you from the wrong deal is the job. |
Questions we hear most often
We charge a one-time retainer that secures our representation from day one. In addition, when a transaction closes, we receive a sales commission — which in Portugal is typically embedded in the sale price and structured as part of the deal.
The retainer is what guarantees our independence. It means we don't have to close a deal to be paid — and that we can recommend walking away from a property without that decision costing us our income.
