The process below is what every client experiences. Some steps move faster, some slower — but the framework is consistent.

    Discovery & strategy

    We begin with a complimentary 30-minute call to understand your goals, lifestyle, timeline, and budget. You leave with clarity on the market, the constraints, and a realistic path forward.

  2. 02

    Engagement

    If we are the right fit, you formally engage us with a service agreement and one-time retainer. This unlocks our full support and confirms we represent you exclusively for the duration of your search.

  3. 03

    Brief & market mapping

    We define the brief together — geographies, property types, price brackets, must-haves and dealbreakers. We then map the market across agencies, private sellers, and off-market sources.

  4. 04

    Search & viewings

    We pre-screen properties, conduct early due diligence, and accompany you to viewings. You see only what is worth seeing — and you see it with someone whose job is to flag what the listing did not say.

  5. 05

    Offer & negotiation

    When the right property appears, we structure the offer, negotiate terms, and coordinate with the legal team to prepare the promissory contract (CPCV).

  6. 06

    Due diligence & CPCV

    We coordinate the legal, structural, and tax checks. We translate the implications into plain language. The promissory contract is signed only when every material risk has been understood.

  7. 07

    Completion & beyond

    We remain your point of contact through the escritura at the notary — and afterwards, for the inevitable post-purchase questions (utilities, insurance, tax registration, property management).

We charge a one-time retainer that secures our representation from day one. In addition, when a transaction closes, we receive a sales commission — which in Portugal is typically embedded in the sale price and structured as part of the deal.

The retainer is what guarantees our independence. It means we don't have to close a deal to be paid — and that we can recommend walking away from a property without that decision costing us our income.

Technically yes — but our business runs on reputation, not on marginal commission. We regularly negotiate properties well below the asking price, even though it reduces our fee. The retainer model is precisely what lets us do that. Our long-term business is built on referrals, and referrals only come when clients feel genuinely protected.
We accept a small number of clients at any one time so we can give every brief the attention it requires. Exclusivity also removes any conflict of interest — we are never quietly serving two buyers competing for the same property.
Yes — and we will introduce you to one from our independent network if you don't already have representation. Our work and the lawyer's work are complementary: we cover the commercial, strategic, and coordination side; they handle the legal due diligence and contractual work.
Yes — a significant share of our clients buy without ever flying out until viewings or completion. We run remote viewings, video calls, and shared dossiers so you can make decisions with full information regardless of where you are.
